Description: Uniquely positioned with some of the best views The Discovery Coast has to offer. Current State Legislation would now prohibit the proximity of housing this close to the ocean. As this delightfully elegant 4 bedroom Queenslander was relocated in 1991 onto a 597 m2 manageable beachside property, this is a rare lifestyle opportunity.
High set on hardwood timber stumps with steel bearers, this Council approved home has been very cleverly designed to provide upstairs and downstairs accommodation both being totally self sufficient from the other. There is potential for B&B or perhaps a restaurant? A busy beach side store has been run from under the home previously.
Upstairs, the golden hue of original 6 inch polished floorboards and 12 ft ceilings epitomize our historic Queensland style of housing. Lattice sections on the verandah complete the tradition and their positioning provide absolute privacy.
French doors open from the dining room, large lounge and two upstairs bedrooms onto the 10 ft verandahs. These wrap themselves across the front and partway down both sides of the house. Refreshing sea breezes grace the verandahs and can be regulated through the home. The third upstairs bedroom is currently a formal dining room; however this could easily be reverted back to a bedroom if desired.
Ocean views are a backdrop when looking out most windows. The kitchen is modern yet in keeping with the tradition of the home and looks out over the ocean. Much of its finish is custom stainless steel including the under cupboard skirting. It features an electric stove and a breakfast bar with views to the ocean.
The upstairs bathroom is a pleasant contrast to the remainder of the home being finished with black and white tiling. The shower is over the bath, it also has verandah access.
Downstairs, vinyl tiles and slate make cleaning the large lounge room, kitchen and bathroom easy. The self contained kitchen is another timber delight. The two bedrooms open onto the downstairs verandah through French doors. There is also a two bay garage, workshop and store room.
All the French doors and windows in the home are insect screened. The French doors are all security screened and there are deadlocks on the remaining doors. The home is run on main electricity and there is a safety switch installed. Rain water is collected in a 5,000 gallon poly water tank. An added bonus is a bore which supplies drinkable water and is used to water the garden. Post is delivered 5 days a week and mobile coverage is available.
The shops at Baffle Creek are approx. 10 mins drive. The City of Bundaberg is an hour away. Annual rates on the property are approximately $1,700 payable to the Gladstone Regional Council.
Department of Natural Resources have zoned this property white (non-remnant) under the 2003 Remnant not of concern regional ecosystem. This is one of the most northerly surf beaches on the east coast of Australia.
Access to town of Agnes Water/1770 is either 45 mins by road or 40 km through the Deepwater National Park by 4WD. The area abounds in wildlife, fishing and crabbing with a sealed boat ramp 5 mins away. Driving is permitted for 12 km on the beach with access to Deepwater Estuary to the north and the Baffle estuary to the south.
Co-ordinates are available on request. A Sustainability Declaration is also on file and available upon request. There is no charge for questions, it is our pleasure to answer them.
