Description: This delightful 80.8 hectare (approx. 200 acres) property has everything anyone could want – heaps of water, a rainforest, cleared areas and natural bushland. The property is extra special because of its large size and being located on lovely Coast Road in Baffle Creek.
During the wet season the property boasts its own waterway which winds through the block, while during the drier months you are left with a series of dams. Besides being ascetically beautiful, the waterway also attracts lots of wildlife. The birdlife is fantastic and includes wild ducks, black swans and brolgas. Even during the summer months the property looks green.
There is two road access. Coast Road which runs along the front of the property is bitumen, while the road which runs along the rear boundary of the property is not yet in existence except on the map.
Being such a large diversified property presents many suitable house sites. Power and telephone run past the front of the property and post is delivered 5 days a week.
A rainforest area runs ½ way along the right hand boundary and has huge Bumpy Ash, Gums, Melaleuca, Bloodwoods, and Swamp Mahogany along with many rainforest trees which because of my limited knowledge, I cannot name.
The boundaries are fenced, however the back fence (towards the left hand corner) needs some work done on it. The grass is good for cattle grazing and Dexter cattle have previously been agisted on the property. There are stockyards at the front of the property on the left hand side which need a little work done on them.
Department of Natural Resources have zoned this property white (non-remnant) and green under the 2003 Remnant not of concern regional ecosystem with a small area zoned dark pink (dominant) under the 2003 endangered regional eco-system.
The popular picnic area of Flat Rock which has a boat ramp, is 3-4 km and Rules Beach 6 km. The local shops which include hairdresser, hardware, bottle shop, general store, golf course and the new Baffle Creek Tavern are a 10 km drive. Agnes Water & 1770 are a 40 minute drive to the north. Bundaberg is approximately 1 hour to the south and Gladstone 1 ½ hours to the north. Deepwater National Park is an easy 20 minute drive.
Annual rates on the property are approximately $835 payable to the Miriam Vale Shire Council.
